Why this oneThe only peer-reviewed study that measures Perth landscaping against Perth sale prices. A spatial hedonic model across 23 metropolitan suburbs found that a broad-leaved tree on the street verge raised the median property price by about AU$16,889, while broad-leaved trees on the property itself, trees on neighbouring properties, and palm trees in any location had no statistically significant effect on sale price. If you read one thing on this topic, read this abstract rather than any landscaping company's blog.

Why this oneThe companion study, and the uncomfortable one. Using 5,606 Perth single-family home sales from 2009, it found that tree canopy increases property value when it sits on adjacent public space, but decreases value when it is on your own property or on a neighbour's within 20 metres of the boundary. The authors conclude that council street tree planting delivers significant private benefit to homeowners — which is the opposite of how landscaping is usually sold.
Change this for PerthThis measures what Perth buyers paid in 2009, not what makes a good garden. Hedonic models cannot see design quality, and a negative price signal on private canopy is not an argument for cutting your trees down — shade, cooling and amenity are real returns that never appear in a sale price.

Will a swimming pool increase property value?

Why this oneThe state's own industry body declining to give you a number, which is the honest answer. REIWA states there are no clear answers and that it comes down to buyer preference, then lists the reasons a pool repels buyers as well as attracts them — annual inspection fees, pumping, cleaning and chlorinating, and the expectation that the cost of filling a pool rises as water gets more precious. Useful precisely because it is not trying to sell you a pool.

Why this oneThe source of the only benchmark WA's peak real estate body publishes: aim to add two dollars in value for every one dollar spent. It also warns against improvements that narrow the marketability of the home, and against renovating into a market peak when trades and materials are dearest. Worth reading for what it omits as much as what it says — landscaping is not mentioned once.

Why this oneFree, current, primary market data rather than commentary — median house and unit prices, sales volumes and rental figures for the Perth metropolitan area, with the same figures available suburb by suburb. This is how you convert a percentage claim into a dollar figure for your own street instead of the metro average. Checked on 2 August 2026 it showed a Perth median house price of $950,000 for the 12 months to July 2026.
Change this for PerthSales data is annual to the latest completed month, so it lags a fast-moving market. Your suburb median matters far more than the metro median for a decision about garden spend.

Why this oneThe page nobody reads before building a pool. Landgate values every WA property for rating purposes, redetermines GRV every three years in the Perth metropolitan area, and lists below-ground pools explicitly among the residential attributes it takes into account. Your council rates, your Water Corporation service charges and the emergency services levy are all struck against that number, so some landscaping decisions raise a bill you pay every year whether you sell or not.
Change this for PerthGRV is a rating valuation, not a market valuation, and it is not evidence of what a buyer will pay. Read it as the ongoing cost side of the ledger, not the return side.

Why this oneThe regulator's forms and fees page, and the one that tells you what an unapproved structure costs when it surfaces during a sale. Retrospective approval under section 51 of the Building Act runs at 0.38% of the value of the unauthorised work for a building approval certificate (minimum $121), or 0.18% for an occupancy permit, plus the Building Services Levy of 0.274% on work over $45,000. If the structure cannot be made compliant, the alternative is removing it.
Change this for PerthFees and forms are state-level; the assessment is done by your local government, and it will want a certificate of design compliance from a registered building surveying practitioner before it issues anything. Confirm current fees with your council.

Why this oneA worked example of the mechanism behind the single best-evidenced value lever in Perth. Residents can request a verge tree where there is none or where there is room for another; the City plants it in winter and its contractors water it through the first two summers; the City does all pruning; and it is an offence for anyone else to prune or remove a street tree. That is a five-minute online form for the one intervention Perth sale data actually supports.
Change this for PerthEvery Perth local government runs its own street tree and verge treatment policy, with different species lists, planting windows and rules about what else you may put on the verge. Use this as the shape of the process, then find the equivalent page for your own council.

Supplementary Green Book guidance: optimism bias

Why this oneThe clearest published evidence that cost and time overruns are systematic rather than personal. Table 1 of the 15-page guidance recommends that, absent better data, standard building projects have capital cost estimates uplifted by up to 24 per cent and duration by up to 4 per cent, and non-standard building projects — defined as innovative, largely unique or complex to construct, which is what a renovation of an occupied site is — by up to 51 per cent on cost and 39 per cent on duration. Table 2 then breaks the overruns down by cause, and for standard buildings the largest single contributor to cost overrun is inadequacy of the business case at 34 per cent, followed by disputes and claims at 29 per cent. That is the professional evidence that a vague brief is the most expensive thing on a project.
Change this for PerthBritish public-sector appraisal guidance, prepared from Mott MacDonald's 2002 review of large public procurement in the UK and aimed at hospitals and railways, and the percentages are calibrated to that world — do not treat 51 per cent as your garden's number. What transfers exactly is the method: start at the upper bound, reduce it only where you can point at something you actually did to manage the cause, and code every overrun to one contributory factor. The contributory factor list in Tables 2 to 4 is the best variance taxonomy available free.

Home Building Contracts Act — a guide for those entering into a contract for home building and associated works

Why this oneTwo pages that contain the deadline this lesson exists to protect. Builders are liable to make good, at no cost to the owner, defects in home building work where notified in writing within four months of practical completion — and the fact sheet expressly lists performing landscaping work, constructing a garage, shed or pergola, and installing a swimming pool as covered work. It also confirms that a builder under the Act is anyone carrying on a business performing that work, registered or not, and that the Act applies to fixed-price contracts between $7,500 and $500,000.
Change this for PerthThe four-month window is a written-notice window. A verbal complaint on site does not start it, and neither does a text message you cannot later produce. Send an email or a letter with photographs and dates, and keep the sent copy.

Why this oneThe longer clocks, for when your review finds something a contractor should fix and they will not come back. A complaint about the standard of workmanship can be lodged with the Building Commissioner up to six years after completion of the work, regardless of the value of the works. A contractual dispute — variations, money, termination — on a lump sum home building contract between $7,500 and $500,000 must be lodged within three years of the cause of the dispute arising. Either way you must first give the other party a notice of proposed complaint at least 14 days before lodging.

Why this oneThe page that decides whether a cost variance is yours to own or someone else's to explain. A quote is the total amount agreed before work starts and you accept it when you give the go-ahead; an estimate is an educated guess and the final figure may be higher or lower, but should not be too much more than the amount estimated. And the line worth having in front of you while you reconcile invoices: if extra work is done without your permission, you do not have to pay for it.

Why this oneThe way to test the most-used excuse in Perth landscaping. Pick the station nearest your block, pull daily and monthly rainfall and temperature for the months you were on site, and compare them against the long-term averages for that station. If the winter you built in was a normal Perth winter, the days you lost were a programming decision, not a weather event — and that is a completely different lesson to carry into the next project.

Read two or three and you will see what it looks like when a profession scores its own finished work with numbers instead of photographs — water use, temperature, maintenance hours, use counts — which is exactly the discipline this lesson asks you to apply at the scale of one back garden. The full set is downloadable as a CSV.
Change this for PerthNorth American, and mostly public parks, campuses and streetscapes rather than domestic gardens, so the projects are not comparable to yours in scale or budget. Take the method — pick a small number of measurable claims, state the baseline, measure after — and ignore the benefit calculators, which are built around US stormwater and carbon accounting rather than Perth sand and a two-day sprinkler roster.

The insistence that every insight becomes an action item with a name and a date on it is what stops a review being a feelings exercise.

On your own project you are both the facilitator and the entire team, so run it with the person who used the garden with you — the partner, the flatmate, whoever was told the pergola would be finished by Christmas. Why this oneThe clearest published specification of what a finished landscape project record contains, from the profession's national body. It asks for a 100-word project overview, a 700-word statement of achievement, a simple site plan, five landscape-orientation hero images at minimum 300 dpi and up to fifteen supplementary images, all named ProjectName-Image#-PhotographerName. Section 2.3D even gives the suggested mix: two to three images of site context, two to three of different elevations, two to three of design details, and two to three before images. Copy that structure and your portfolio is built to a national standard rather than to your own taste.

Actually entering costs $350 plus GST per entry and entries are restricted to AILA Registered Landscape Architects, so treat this as a template for structure, not something you can submit a home renovation to. The WA Chapter runs its own program under the same national rules.

Seven criteria — design excellence, sustainability, quality of workmanship, plant selection and health, maintenance and longevity, value to client, and professionalism — each with written descriptors for every score from 5 (Excellent) down to 1 (Unsatisfactory). It is the fairest self-assessment tool available to a homeowner in Perth, because it is what the trade is actually judged against, and the residential categories are banded by project value (under $10,000, $10,000 to $30,000, over $30,000) so you can compare yourself against work of a similar spend.

Seven short sections cover risks to digital records, organising, describing, storing, maintaining and creating them. The storage page gives the 3-2-1 rule plainly — three copies, two different types of storage media, one kept somewhere else — and states outright that USB flash drives are not a long-term storage solution. It also gives the discipline that matters most: when you share a file, copy it and convert the copy, and never touch the original in your archive.

Why this oneThe actual list, so you are not guessing which format to save your portfolio in. Documents: PDF, DOCX, ODT or UTF-8 text. Spreadsheets: CSV, XLSX, ODS or PDF. Raster images: TIFF, PNG, JPEG, JPEG 2000, DNG or GIF. Vector drawings: SVG or ODG. These are the formats the Commonwealth has judged least likely to become unreadable, which is exactly the test you want applied to a document you may not open again for a decade.

Why this oneThe reason your cost records have a legal life beyond the project. The ATO lists capital expenditure on improvements among the property records you should keep, requires records of buying, owning and selling to be kept for at least five years after you dispose of the property, and warns that although your main residence is generally exempt from capital gains tax you should keep all records in case that changes — for example if you later rent out part of the home. Why this oneA worked example of what it costs when nobody kept the paperwork. As at 1 July 2026 a residential archive search of the City's own records (1994 onward) is $80, a combined pre-1994 search across Vincent, Stirling and Perth is $120, the process takes about 15 working days, the fee is non-refundable if nothing is found, and anyone who is not the current owner needs the owner's written consent. Read it once and the value of a well-kept project folder stops being abstract.
Change this for PerthFees, date ranges and turnaround are specific to the City of Vincent and change each financial year. Every Perth local government runs its own archive search with its own fee — find the equivalent page for your council, and note that a search only ever returns approved records, not planning refusals or cancelled permits.

Why this oneA Perth garden documented publicly and left up for more than a decade, which is the closest thing to seeing a finished project record in the wild. The page describes the design decisions in plain language — north-facing decks under pergolas and shade sails, native planting to the street, a dampland, a 25-metre fruit tree run along the southern boundary — and publishes the landscape features plan as a downloadable PDF alongside the project's factsheets. Useful as a model for how much explanation a plan actually needs.
Change this for PerthFremantle, on a subdivided lot, and built as a demonstration project with a budget and a research program behind it. Read it for the documentation format and the reasoning, not as a benchmark for what a suburban renovation should cost.
