Upload the marked-up as-built set

The Phase 6 sheets corrected on site in a colour that stands out and dated, with buried routes, valves and soakwells dimensioned from two permanent features. A scan or photograph of the marked-up prints is fine if the figures are legible.

What you marked up, when, and where the file lives

For example "irrigation and drainage sheets marked in red on 14 March, scanned to as-built-hamersley-2026.pdf, cloud folder plus printed set in the house file".

Where the built dimensions differ from the drawn ones

Real finished levels, actual falls, base depths, paving and wall sizes as built. Give the drawn figure and the real one.

Actual irrigation and cable routes

Every run, including the ones that moved around a root or rock. Two distances to two permanent features at each end and each change of direction. Depth to the top of the pipe or cable, off finished surface.

Valve and junction positions

Every solenoid with its station number, every wire joint, isolation valve and transformer. Two distances each, plus depth.

Soakwell locations and depths

Depth to lid and depth to invert are different numbers and you need both. Lids disappear under 100 mm of mulch.

Substituted materials and plants

Against the original schedule. Actual botanical name and cultivar, pot size, paver or block name and batch, supplier and date — a warranty is worthless without it.

The establishment schedule for the first twelve weeks

One row per period. New plantings and retained plants do not share a schedule — say what each gets. Put the exemption end date in the last column.

The irrigation programme for each season

One summer programme, then the seasonal adjust. Perth and South West: 100% Jan–Feb, 80% Mar, 60% Apr, manual only May and Sept, Switch-off 1 June to 31 Aug, 60% Oct, 80% Nov, 90% Dec.

Plant-by-plant care notes

Ordered by where they are, not alphabetically — a house-sitter navigates by location. On a renovation, say whether each one is new, retained or relocated.

The fertiliser programme

Product, rate and months for each area. Lawn: N:P:K around 10:1:6, max 25 g/m² couch or 12 g/m² kikuyu and buffalo, Sept–Nov and Mar–Apr only. Natives: low-phosphorus or nothing.

Pruning times

A month, not a season, and the reason. Include what nobody is to touch — anything near the overhead service, ladder or chainsaw work above shoulder height, any electrical fault.

The twelve-month task calendar

Twelve rows, one page. Include the fixed dates: 1 June controller off, 1 September roster resumes, wetting agent at the start of winter and again in early summer, mulch to 5–10 cm annually, retic service before October.
