Why this oneThis is where the legal dimensions of your lot actually come from. Landgate states plainly that survey plans are the official record of the legal boundaries of land and will usually indicate the dimensions and size of a lot — deposited plans, freehold plans and diagrams show lot size, shape and dimensions, and scheme plans for strata and survey-strata lots add areas, angles and unit entitlements. You order by street address, title reference or lot-on-plan, and you do not have to own the property to order it.
Change this for PerthThe plan gives you boundary geometry, not ground truth. It will not tell you where the fence actually sits, and it carries no levels, no trees and no house footprint. Buy it anyway — it is the only defensible source for your boundary dimensions.

Change this for PerthThe line on screen is a spatial dataset, not a surveyed boundary position. Landgate sells the deposited plan separately for a reason. Never scale a setback or a wall position off a map viewer.

In WA only a surveyor licensed under the Licensed Surveyors Act 1909 with a current practising certificate may determine a legal boundary, so if a firm quotes you for boundary work this is the free, official way to confirm the person signing it is entitled to.

On a renovation you can wind the block back years and see where the old lawn, pool, shed or driveway was before someone changed it, and how far a tree canopy has spread since. That is a genuinely useful cross-check that you have not left a buried slab or a filled pool off your base plan.

As the owner — or with the owner's written permission — you can request the approved building plans held on your property file, which usually hands you a dimensioned house footprint and saves you an hour with a tape. Applications go through the council's online property system or in person, and turnaround varies with how much is being pulled from archive.

It states the arithmetic plainly (gradient = rise ÷ run, and ratio to percentage is 100 ÷ the denominator) and works a real example: a 4.2 m patio at 1:60 needs 4200 ÷ 60 = 70 mm of fall. It also separates endfall from crossfall, which is the distinction most people miss when they set out a patio.

Why this oneIf you ever need real Australian Height Datum values rather than an assumed datum, this is where WA's benchmark network lives. Landgate publishes the geodetic mark reports — AHD71 heights, positional uncertainty, physical condition and access diagrams — free, through Map Viewer Plus, the Locate open data platform, data.wa.gov.au and a downloadable Google Earth KML of every mark in the state. Worth knowing exists before you pay a surveyor to tell you a number that is already published.

It also gives the practical numbers — roughly one downpipe per 15 square metres of roof, downpipes no more than 12 m apart, soakwell setback at least the width of the soakwell from buildings and boundaries — and a table converting soakwell size to the roof or paved area it can serve.

Standard practice in WA is to measure pH in a weak calcium chloride solution (1 part soil to 5 parts 0.01 M CaCl2), which reads roughly 0.7 units lower than pH measured in water — the page gives the range as 0.5 to 1.0 units. It also sets the working targets — most plants do best between pH 5.5 and 7.5 in CaCl2, with 5.5 as the minimum for topsoil.

On the Swan Coastal Plain your problem is more often the opposite — alkalinity from limestone. It gives you the design storm (1 in 20 year ARI where an overland flow path exists, 1 in 100 year where it does not), the coefficient to multiply your impervious area by (0.0150), the rule that lots under 300 square metres must use the whole lot area, and a full soakwell diameter-depth-capacity table. It also defines an overland flow path as 300 mm of clearance between road level and lot level.

H2P1 requires that surface water from a 5 percent AEP storm collected or concentrated by a building or sitework be disposed of in a way that avoids the likelihood of damage or nuisance to any other property, and that surface water from a 1 percent AEP storm must not enter the building. That single sentence is why you cannot grade your new courtyard toward the fence.

Read this before you lodge, not after the plans arrive and confuse you.

It requires you to locate Water Corporation assets before submitting a building application, and sets out clearance distances that vary with the depth and material of the sewer, with a separate, closer set of distances available if you pile the footings. Sewer reticulation pipes of 300 mm diameter and under are named as the most common asset found inside private property — which is most Perth back yards.

It then covers subgrade compaction, base replacement, geotextile and the correct way to lift and reinstate pavers, which is the repair you will be costing if your audit says the surface is salvageable but the base is not.

Substitute compacted crushed limestone for the crushed aggregate base it describes, since that is the Perth standard, and read its drainage warnings as being about compaction rather than saturation, because a Perth sand subgrade drains fast. Base failure in Perth is almost always poor compaction, an uncompacted service trench, or no base at all.

The 2025 edition supersedes AS 4970-2009 and renames things — the formula-derived circle is now the notional root zone and the tree protection zone is the physical fenced area on site.

You almost certainly do not need to buy it for one back yard — an arborist applies it for you, and the calculator below does the arithmetic free. Why this oneThe rule that catches Perth renovators: you must establish where Water Corporation assets sit before you lodge anything, and clearance requirements apply to houses, sheds, garages, carports, pools, spas and retaining walls. It sets different clearances for structures on piles and structures without them, and requires piles to be founded at least 300 mm below the zone of influence or to refusal in stable rock. Easements can often be built over if the technical guidelines are met — which is why you draw them as a zone with a note, not as a no-go.

Change this for PerthDesignation is lot-scale and does not tell you your BAL rating — that comes from an accredited bushfire practitioner assessing vegetation, slope and separation. Treat the map as a yes/no flag on the drawing and follow it up in Phase 4.
